How Long Do Water Heaters Last?
Water heaters are one of the unsung heroes of the modern age. Nobody notices how much hot water means to our daily routine until we run out of it or the water heater breaks down. But while they are built to last, tank water heaters rarely survive beyond 15 years under the best conditions.

Gas heaters
Water heaters that use gas to heat the water are considered the most economical and ecologically responsible option due to their high energy efficiency. Unfortunately, this comes at the cost of a reduced lifespan. These water heaters usually last between eight and 12 years.
The most common cause of gas water heater failure is corrosion. As the unit gets older, the anode inside that usually collects loose sediment can corrode, and the sediment falls on the floor of the tank, where it can rust. Eventually, this corrosion causes leaks in the boiler and ends its service life.
Electric heaters
Electric tank water heaters work similarly to gas-powered units. However, their internal components last for a bit longer, an average of between 10 and 15 years.
Similar to gas heaters, the electric heater’s worst enemy is lack of maintenance and corrosion. The heating elements are constantly submerged in water, and sediment is free to pile up on top of them, reducing their efficiency over time. The anode inside the tank only slows the degradation process down. If the heaters and the anode aren’t replaced, and the tank is not flushed regularly, the anode and heating elements can fail.
Tankless heaters
Unlike tank heaters, tankless heaters don’t retain water for an extended amount of time. When there is a need for hot water, cold water runs through a heat exchange system until it’s adequately heated up.
Due to a considerable decrease in water sedimentation, these heaters can last for well over 20 years. The main problems with these models are leaks in the heat exchanger and too much pressure in the pipes.
What can affect a water heater’s lifespan?
Beyond corrosion, there are a few issues that can cause a boiler to fail prematurely. The most common problem is improper installation. Gas heaters pose the most problems due to a need for adequate ventilation, and most professional plumbers will suggest that you have a trained technician install the heater.
Another issue that prevents heaters from operating efficiently for a long period of time is inadequate water pressure or hard water. Sudden changes in water pressure can have devastating effects on the tank, causing a burst if the high pressure persists. If the water contains too much sediment, the residue can accumulate faster than anticipated by the manufacturer. You can have a water filter installed on the plumbing to prevent some sediment from getting into the heater.
When considering a new unit, keep in mind how many people will need to use it. A small water heater used by a large family will be overworked and may not last as long as the manufacturer suggests.
